Key West Real Estate Market Comparison: 1st Half 2016 vs. 2015

The number of Total Sales in Key West is down 16% with 428 units compared to last year at this same time.  The Average Sales Prices is currently down 2% with the average sales price of $719,000.  However, the average Number of Days it takes to sell a home is 11% less at 141 days.

There are currently 70 transactions pending and waiting to go to settlement.  There are also 735 Listed Properties waiting for someone to purchase them.  Right now the there is 10 Months of Inventory with the Average Property asking $737,000.

Florida Keys Market is Hot compared to the Cold Weather Up North

A few days ago I read an interesting article in the Wall Street Journal (WSJ) written by Alina Dizik.  It was about the cold and horrible winter weathers up north and the impact it maybe having on the Luxury Florida Keys Market.  The supply of good usable land and low priced properties are very hard to come by in the Florida Keys.  All of these combined factors plus recent lower interest rates and great stock market returns are helping to increase the prices around the marketplace in the keys.  This was a very good read for anyone interest in the Florida Keys (Upper, Middle, Lower and/or Key West).  You can find the article below.  After you read it, let me know what you think.  I would be glad to hear your thoughts.
